General Seasonal Prevention Tips
- Check air conditioner filter to see if they need to be replaced. They should be replaced once every month after heavy used months.
- Inspect the drainage around your home to make sure water is flowing off and away from your home. The ground should decline 1 inch for every 4 feet away from your home. Water build up around the home can cause damage to your foundation.
- Inspect exterior paint on home for problems or flaking. Quick, smaller fixes can help your overall paint job last much longer and still look great.
- Inspect shingles and shake roofs.
- Check deck to see if it needs to be stained again and if the rails are stable.
- Check grout between tiles for loose areas to replace.
- Check dryer duct and the foil opening for buildup.
- Check hose connection on washer and dryer for leaks. It is recommended that these hoses are replaced every 2 years.
- Inspect thresholds and weather stripping for repair needs.
- Replace thermostat batteries if they have not been replaced recently.
- Pressure wash house, pool area and any decking.
- Make sure water seal on your deck is still active
Summer Maintenance Recommendations
- Check windows and door joints for caulking issues and/or air leaks.
- Check all windows and doors to be sure the move and latch smoothly.
- Clean all vents and heating components as well as coils on the back of the refrigerator.
- Check the security of all your staircase handrails and any guardrails on decking.
- Clean or replace air conditioner filters. This can be done every two months.
- Check exterior siding or any signs of deterioration to repair.
- Remove plants, roots or vines that come into contact with or penetrate the siding of the house or any bricks.
- Check steps to make sure they are safe and secure.
- Repair any cracks in the driveway.
- Trim/remove weeds from flower bed.
- Prune shrubs as needed.
- Treat plant diseases as needed.
- Remove any unwanted tree stumps.
- Mow lawn as needed.
Fall Maintenance Recommendations
- Before the winter hits you need to check any area that may allow outside cold air to enter and seal up or re-weather strip any problem areas.
- Cover window air conditioners on outside and inside for winter months.
- Replace water filter in humidifier. This should be done every year.
- Clear gutters and downspouts of debris before winter storms begin.
- Make sure no tree limbs are touching your property. They could cause damage in windy snow storms.
- Change batteries in smoke detectors.
- Make sure damper in chimney is working properly as well as if there are any bricks or mortar that needs to be replaced. This could significantly impact heat loss in your home.
- Clean chimney to make sure there is no debris or animals inside.
- Seal any gaps in the chimney.
- Mow lawn as needed.
- Aerate lawn.
- Fertilize lawn.
- Begin leaf removal
- Prune and/or shape shrubs as needed.
- Turn off any irrigation systems and winterize as needed.
- Replace window screens with storm windows. Check caulking around storm windows.
- Store and cover outdoor furniture.
Winter Maintenance Recommendations
- Vacuum and clean all bathroom vent grills every 2 to 3 months.
- Clean around all fire and smoke detectors. Dust and cobwebs can prevent them from working properly.
- Vacuum and clean grills on back of refrigerator and empty drip trays.
- Check gauges on any fire extinguishers and replace or recharge as needed.
- Address dripping faucets as needed.
- Clean drains in the shower stall, dishwasher, sinks and bathtubs.
- Check all windows and doors for ice accumulation or cold air leaks. Repair in the spring.
- Check attic for frost accumulation and roof for ice dams or icicles.
- Remove snow from and/or sand walkways or driveway as needed.
Spring Maintenance Recommendations
- Clean and inspect fireplace, woodstove and/or chimney.
- Check, clean or replace air conditioner filter and humidifier if needed.
- Check smoke detectors, carbon monoxide detectors and security alarms. Replace batteries if needed.
- Clean all windows, screens and hardware and replace storm windows with screens that are in good repair.
- Check screens and replace or repair as needed.
- Open the valve to all outside hose connections after the last possible frost has passed.
- Examine the foundation and walls of the house for cracks leaks or signs of moisture damage and repair if needed.
- Paint, stain or repair any fencing as needed.
- Check any garden stone pathways for winter damage and replace if needed.
- Place new sealer on all decking if applicable.
- Re-level any exterior steps or decking that may have moved due to settling or first.
- Check eaves and downspouts for loose joints and be sure that all the attachments are secure with no obstructions.
- Clear any drainage ditches or culverts of debris.
- Fertilize young trees and check for any spring landscaping cleanup and planting projects.
